The Town of Los Gatos gets its name from the name of the area that once encompassed where the modern city now stands.  Because there was such a heavy population of mountain lions in the area during the 1800's, it was not uncommon to hear the screeching and howling of mountain lions as they prowled the land at night.  This led to the land being named La Rinconada de Los Gatos which, literally translated, means :”the Corner of the Cats” or “Cat’s Corner”.  When it was incorporated in 1887, the name Los Gatos was adopted as the official name of the town.

Locals consider Los Gatos a self contained community largely because it offers just about anything a person living there could need.  The area is serviced by over 3,000 businesses and includes several destination points like restaurants and shopping areas.  The need for independence grew from the fact that the city, at the beginning of the 20th century, experienced growth a sizable distance from its neighbors and, therefore, was influenced little by the politics and plans of other cities.

The town is located just 60 miles from San Francisco and about 30 miles from San Jose, meaning the venues that both of those cities offer are only a short drive away.  Self declared as “Silicon Valley’s Hometown”, Los Gatos, like other Silicon Valley cities, is home to several internet companies like Netflix and Smashwords.  However, because the town is so self contained, it is home to a balance of residential, commercial, and industrial areas.

Property in Los Gatos is known to go fast, at least, when it’s managed efficiently and professionally.  Make no mistake about it, every property owner has the option of whether or not to partner with a professional Los Gatos property management company, but those who do generally experience more freedom, less stress, and higher returns than those who don’t.

Once they agree to let a management company act as their agents for property management purposes, the owner only need sit back and collect rent payments from their tenants.  When management related issues arise, like screening and interviewing potential tenants, collecting debts, serving and enforcing court documents, responding to repairs, etc., an experienced and trained member of a Los Gatos property management team will respond to protect the interests of the homeowner.

The cost of partnering with a professional management team isn't as high as most would think.  Usually, the management company will only take a small but fair percentage off the top of any rent that is collected from the tenant.  Considering the amount of work that the management company does, sharing a small percentage of the profits is a great idea for most investors.  It affords them the time to continue living the life they already live while substantially increasing the amount of annual disposable income in their pocket.  If the homeowner still owes money on a mortgage, renting out the property is an excellent way to turn the home into a self sustaining investment.  While the monthly cost of the mortgage is paid by the tenant, the homeowner maintains the home’s equity in their investment portfolio as a personal asset.
